The selection of a design and architectural firm along with multiple engineers is vital in making sure the intent of the project stays consistent. CSL’s unique bidding process allows for the involvement of multiple “prime contractors” or general contractors to participate in this process. In addition to securing various owner-supplied items, this ensures a tremendous reduction in construction cost. - Assist the Client in preparing a list of qualified General Contractors to provide preconstruction services and construct the project. Prepare the Form of Agreement between the Owner and the General Contractor for preconstruction and construction phase services.
- Prepare multiple Bid Packages to General Trade Contractors, Sub-Contractors and Suppliers to complete the multi-phase bidding process.
- Assist the Client in reviewing construction cost estimates and facilitate value engineering if necessary
- Assist the Client in preparing the total project costs to include hard (construction) and soft (fees, furniture, equipment, accessories, relocation) costs. Monitor the project to ensure that expenses do not exceed the project budget.
- Assist the Client and Architect in evaluating bids and awarding contracts.
- Assist the Client in coordinating the work of the client’s own Contractor’s as necessary (telephone service, information technology)
- Monitor the progress of construction work and serve as the Owner’s Representative in all matters arising out of the project construction including but not limited to, change orders, payment and project closeout.
- Attend regular project meeting and contractor meetings during Construction Phase. Assess and identify issues and potential disputes during construction.
- Assist Client in resolution of potential disputes and issues, interfacing with legal counsel and insurance advisors as required
- Review and certify all requests for payment by the project participants to the Owner for payment
- Track costs throughout Construction Phase, identifying and categorizing invoices and fees, and report to the Client.
- Coordinate among Client’s other consultants as required throughout the design and construction process.
- Prepare Monthly Draw Packages to Owner or Lender.
- Preparation of Final Punch list and coordination of its completion with Contractors.
